Kulai, on the northern edge of Mangalore, is one of the few places where the calm of the coast and the convenience of the city sit side by side. The tower rises inside Yamuna Asha City, our 35-acre gated community, with National Highway 66 at the front and the beach 250 metres away. The scale of the project matches the setting. Yamuna Sky City has 296 apartments across 60 levels above the ground floor, a saleable area of 898,965 square feet and 459 car parking spaces. There are 2, 3, 4 and 5 BHK layouts, so a young couple and a three-generation household can both find a home here. Construction is under way, with handover planned for 2028, and the project is registered under RERA number PRM/KA/RERA/1257/334/PR/171023/006331.
A location that makes the ordinary day easier
What makes a location good is not the list of things nearby. It is how much simpler the day becomes.
From the tower, the beach and the highway are two minutes away. Ryan International School is four minutes. AJ Hospital is seven, the railway station eight, the city centre fifteen and Mangalore International Airport twenty. Those are the everyday journeys, and each one is short.
Built for the coast, designed to impress
A tower this close to the sea has to be strong before it can be beautiful. Yamuna Sky City is an earthquake-resistant framed RCC structure, wind-tunnel tested, built with aluminium formwork and finished in marine-grade coatings on every metal surface. The list of consultants behind it, from structural engineers in Mumbai to wind engineers in Australia, is printed in the brochure for anyone who wants to read it.
Inside, the attention shifts to the things you notice after years rather than on day one: well-ventilated bedrooms, waterproofed bathroom slabs, pressure-tested plumbing, a dedicated AC point in every bedroom, a video door phone in every home.
The building runs on eight high-speed automation lifts serving a triple-height entrance lobby. Power backup covers the tower, and water comes through a treatment plant of its own, with a sewage treatment plant returning treated water to flushing and gardens. Rainwater is harvested. Sustainability here is part of the plumbing, not a slogan.
Amenities that lift an ordinary evening
We did not want Yamuna Sky City to be a building you simply come home to at night. The podium level carries a 45,000 square foot clubhouse and 18,795 square feet of landscaped ground: an infinity lap pool with a wade pool and a toddler pool, a gym and yoga space, spa rooms, a 70-seat mini theatre, a banquet hall for 300, table tennis and billiards, a multipurpose sports court, an open-air amphitheatre and a Miyawaki forest.
Higher up, a rooftop area on the third floor holds an infinity pool and cafe, and the terrace floor has its own lap pool, pool deck and event space. Security runs around the clock, with intercom, fire safety systems and controlled entry.
